This is the most popular form of bridging finance, which is most commonly used to purchase another property while the existing property is being sold. Other uses for bridging finance include debt consolidation, business injection, purchase of investment properties and home improvements.

At Bridgingloans.com, we always calculate the amount we are able to Tend on the open market value of the property and we can therefore sometimes lend 100% of the purchase price, if a discount on sale has been agreed.

  • Up to 75% available on an open bridge basis and up to 85% on a closed bridge basis
  • Up to 65% available on renovation and/or refurbishment properties
  • First charge only. However, we may consider lending on a second charge basis, but would need to be referred for approval prior to application
  • Properties located in England, Wales, mainland Scotland and Northern Ireland
  • Loan amounts from £30,000 to £10 million
  • Funding available for between 1 to 9 months Able to lend up to 100% of the purchase price, subject to LTVs stated above.
